Purchasing a property can be complex and involves many pitfalls. As a real estate agent, I specialize in providing professional guidance during this significant step.

What does a buying agent do?

A buying agent:

During an introductory meeting, we will clearly map out your housing wishes and requirements. I actively monitor the market for you and alert you to properties that truly match your search profile.

I accompany you to viewings and take a critical look at matters such as overdue maintenance, foundations, hidden defects, and the realism of the asking price. You can also come to me with questions about the neighborhood, amenities, and safety. Naturally, I advise you and conduct negotiations on your behalf — sharp and goal-oriented.

After the purchase, I provide full guidance through the contract process: from drafting and signing the purchase agreement to the final settlement with the notary. On the day of transfer, we perform the final inspection together, after which you proceed to the notary to receive the keys. With me as your buying agent, you are never alone!

Most clients prefer my full-service approach when purchasing a home, knowing that I take a significant amount of work off their hands and protect them from risks.

No fine print

Tailor-made services

Some clients only require advice on making an offer that fits their budget while also aligning with the market and realized sales prices. Others want the advice but prefer the offer to be submitted by a buying agent. Finally, it is also possible for me to only review a purchase deed so that a buyer can sign with peace of mind.

It is nice to have a choice…

  • For the full-service purchasing process, I charge a commission of: €2,950.00*)
  • For advice on making an offer, I charge: €900.00**)
  • For advice on making an offer and communicating it to the selling agent, I charge: €1,200.00**)
  • If a client wants me to review a purchase deed before they agree, I charge €500.00**)

These amounts include VAT.

*) This rate covers an unlimited number of viewings, excluding closing costs (valuation costs, structural inspection costs, and notary fees).

**) This rate applies per offer/property.
